Do I need four-season road access?

It depends how you'll use the property. Town-maintained four-season roads make year-round living, financing and insurance easier. Private roads are maintained by an owners' association for a yearly fee. Seasonal or water-access properties cost less but are cottage-only. Always confirm who maintains the road and the annual cost.

How do wells and septic systems work on Laurentian properties?

Most rural properties are not on municipal services. Water comes from a private well (test for quality and flow) and wastewater goes to a septic system regulated under Quebec's Q-2, r.22. Before buying, verify the septic's age, type, capacity and conformity — and budget an inspection that covers both.

Are there restrictions on building or renovating near the water?

Yes. Quebec protects shorelines with a riparian buffer strip where vegetation must be preserved and construction is limited, plus rules on the littoral (lakebed), flood zones, and municipal setbacks. These affect docks, tree clearing, additions and rebuilds, and vary by municipality.

What extra costs come with buying in Quebec?

Beyond the price, budget for the welcome tax (droit de mutation), notary fees, a property inspection, well and septic testing, and insurance. Waterfront and four-season status can affect insurance premiums.
