Every spring, buyers come up north chasing the dream of a place on the water. The dream is real — but a lakefront purchase has a few moving parts a city home doesn't. Here's the short list I walk every client through.
Is the road maintained by the town year-round, by a private owners' association, or not at all in winter? It affects financing, insurance, and how you'll actually use the place in February.
Most lakefront homes aren't on city services. Have the well tested for quality and flow, and confirm the septic system's age, type and conformity under Quebec's Q-2, r.22 rules.
Quebec protects the riparian strip and the littoral zone. Those rules shape what you can build, cut or rebuild near the water — and they differ by municipality.
Motor rules, water quality, depth and exposure vary lake to lake. The right lake matters as much as the right house.
Beyond the price: welcome tax, notary, inspection, well/septic testing and insurance. Budget for them up front.
